How to Build a Snow Pile Placement Plan for a Commercial Property

A snow pile placement plan answers a deceptively important question before the first storm: where can plowed snow go without creating a new access, visibility, drainage, or capacity problem? For a commercial property in Greater Boston, the best answer is rarely “wherever there is empty pavement.” The useful answer is a marked, property-specific plan that distinguishes preferred pile zones, backup zones, and places that must remain clear.

The plan does not replace a snow-removal agreement. It gives the property manager and snow team a shared operating map so the same decisions do not have to be made in poor visibility while snow is already accumulating.

Start with the routes the property must keep working

Begin with circulation, not storage. Mark every route that people, emergency responders, deliveries, and maintenance teams may need during or after a storm. That usually includes:

  • vehicle entrances, exits, and turning areas;
  • fire lanes, hydrants, and emergency access points;
  • accessible parking spaces, access aisles, curb ramps, and pedestrian routes;

Plan for meltwater as carefully as the snow

Snow storage changes as temperatures rise. A pile can release meltwater during the day and leave ice across a walkway or drive aisle overnight. Trace the expected flow from each candidate zone and note drains, slopes, pedestrian crossings, and shaded areas where refreezing is likely to persist.
